Project Brief

This project is currently in the rezoning process under The City of Vancouver’s Moderate Income Rental House Pilot Program (MIRHPP). The architecture features 153 rental units composed in a series of stacked volumes that sit atop a pedestal comprised of townhouse units and commercial space. Thirty-five percent of the residential units will be two- and three-bedroom layouts, and twenty percent of the total unit count will be reserved for moderate incomehouseholds. The stacked massing is a specific response to the neighbourhood context – breaking down the massing while also minimizing shadows on adjacent sites. Commercial spaces at the ground floor offer amenities for both the building residents and community.

The cladding is articulated with a matrix of horizontal and vertical fins which provide an organizing system for facade, address concerns of solar gain, and mediate connection and privacy considerations in relation to the neighboring buildings. The architecture seeks to maximize opportunities for both public and private green spaces – with a rooftop amenity space, mews park at grade, and the incorporation of new street trees and landscaping. Common spaces at street level and a public bike share program contribute to enhance the quality of the neighbourhood public realm. The project is being considered for LEED Gold certification.
