Project Brief
This rezoning application is submitted in support of a development proposal for a twenty (20) storey mixed-use residential building. 96 secured rental homes are proposed, and 20% of residential floor area (19 units) will be secured below-market rental for the direct replacement of units currently on site. A total of 548.4 sqm (5902.9 sq ft) of indoor resident amenity space will be provided on level 3 and on level 20. 258 sqm (2777 sq ft) of retail space is proposed at grade to activate the West 12th Avenue Frontage.
The building gross floor area is 9731.1 sqm (81,396.7 sq ft), net floor area is 7596 sq m (81,762.7 sq ft), and FSR is 6.5 with an additional 0.3 FSR of commercial retail. The proposed point tower form of development is appropriate for this location and reflects established precedent for the neighbourhood and the policy objectives of the Council approved area-specific Broadway Plan, the city-wide Vancouver Plan, and numerous community-supportive and climate change-adaptive policies.
